Planning

Management Planning encompasses the managerial areas of Strategic Planning, HR, Education and Training, and General Affairs. Employees are tasked with establishing the mid- to long-term visions and strategies of the company, administrative work on company management, and facilitating effective work and results in site operations.

Strategic Planning requires the employees to analyze the market and the business environment, both internal and external, to establish business strategies and plans for the company, analyze and evaluate business performance, and provide effective management thereof. Employees are expected to inspect and review the establishment of new organizations, the reorganization of existing organizations, the introduction of new policies, and business strategies for new growth such as entrance into new markets and M&A.

Human Resources (HR) supports the company in realizing its vision and business goals through effective human resource strategies and management, acquiring and maintaining excellent talents with the aim to enhance the company’s competitiveness and value.

Education and Training refers to all activities offered to facilitate the self-development and enhancement of employees, which may be distinguished into the three areas of working skills, mandatory training from Lotte Group, and internal competence training from our company. Employees are involved in planning these activities and providing support toward their actual implementation.

General Affairs is the unsung hero of the company, working behind the scenes to provide facilities, supplies, and other things necessary for achieving a comfortable and effective working environment. Employees are also involved in preparing internal events, and in charge of protocols for executives at every ceremony.

Architectural Design

Architectural Design supervises project planning and design tasks at the early stages of the project. During the planning stage, the members of the Architectural Design Team review the general business plan.

Employees review the procedures required for the implementation of the project, establish suitable construction period, and prepare for potential risks. They also prepare estimates of construction and project costs, analyze the viability of the project, and propose designs that can maximize the profitability of the project.

During the planning stages, they work to select the designing company, analyze the needs of the client, review necessary systems, propose a VE, and work on BIM. They preside over the management of the processes involved in our systematic design management system with the goal of realizing the demands of the client in the most cost-effective, shortest, and best way possible.

Architecture

Construction supervises everything related to construction management (CM) including construction consent, the design, and the budgeting of construction and procurement; the management of labor, construction process, materials, monthly payment, and others related to the order and the process and the balancing of the account. Employees in the Construction Team navigate the differing requirements of construction projects such as new construction, renewal, reconstruction, rental work, and others by utilizing their accumulated technological competency, supervising construction consent, design reviews, and other VE work as well.

Of course, they also work to review the process from the perspective of the client to ensure that the project will be delivered with optimal schedule and quality. As their responsibilities include servicing the construction technology of LOTTE CM, the team members are also responsible for procurement and labor orders, managing the monthly schedule, and balancing the accounts after the completion of the construction work.

Responding to client requests during the construction process requires the team members to undertake analysis work on the viability of these requests and their costs, as well as researching and reviewing the application of new construction techniques to reduce the costs of construction accordingly.

Civil Engineering

The Civil Engineering Team supervises everything related to the construction management (CM) of the civil engineering projects undertaken by the LOTTE Group, including construction consent, the design, and the budgeting of construction and procurement; the management of labor, construction process, materials, monthly payment, and others related to the order and the process; and the balancing of the account.

For example, employees in the Civil Engineering Team review the construction consents granted to new projects, estimate the budget for the project and construction, place orders for labor and construction work, acquire the construction consents, and initiate the construction process.

During the construction process, they are responsible for providing systematic CM work to ensure that the project will be completed according to the plan. The team members are also responsible for managing the monthly schedule and balancing the accounts after the completion of the construction work.

Responding to client requests often requires them to undertake analysis work on scheduling or cost reduction, as well as researching and reviewing the application of new construction techniques to enhance the overall effectiveness of the CM work. For some projects, they are required to travel for benchmarking projects (in locations both within and outside Korea).

Civil(Landscaping)

The responsibilities of the Landscaping Team may be divided into construction consents, design management, budgeting and construction order, construction management, balancing of accounts, and defects management.

Construction consents involves construction permits, grants, and agreements in accordance with the local construction regulation, while design management requires the team members to manage and reflect clients’ input into the design. Budgeting and procurement involves such tasks as estimating the costs of construction and supervising on-site meetings, while construction management involves scheduling, element review, process and quality management, and other reviews and supervision work required for the quality of the construction work.

Balancing of account involves the team members confirming the actual input utilized by the project with the estimated costs with the other elements of CM work such as reviewing the design changes, enhancing the quality, and reducing costs.

Mechanics

The Machinery Team supervises the machinery of the building throughout its life cycle, from estimating the electric, facility, fire, and air-conditioning load of the project to designing air-conditioning systems; selecting piping systems; designing fireproofing and smoke-proofing systems; introducing green and renewable energy; and all other tasks related to feasibility assessment, design, budgeting, procurement, construction, and building use.

During the early stages, the team estimates the budget for the project, and selects the machinery used for energy reduction and the optimization of building load. Afterward, the team places orders for construction and installation work in accordance with the budget, and provides process and quality management work to ensure the timeliness of the project. During the final stages, the team balances the account, and confirms the function of the machinery and systems before delivering the project.

The Machinery Team is also in charge of reviewing and approving Request for Proposal (RFP) in industrial projects, from industrial plant logistics to brewery, food production, and smart factory projects. The team thus provides comprehensive project management on machinery, facilities, and fire to realize the best services possible for our clients through schedule and cost reduction.

Electrics

The responsibilities of the Electric Team may be divided into three stages in accordance with the construction process: pre-con, construction, and after construction. Before the start of the construction process, the members of the Electric Team supervise facility management and agreement to facilitate the issuance of permits. During the construction work, they are involved in the estimation of the construction budget, the finalization of changes to the design, process management, scheduling, and reports.

After the completion of the construction, their responsibilities may, in turn, be summarized as system stabilization and account balancing. Competency-building opportunities include technical training and review on environment-friendly and renewable energy, and field visit and training opportunities worldwide.

Order and Sales

The Order and Sales Team supervises CM contracts and orders from both within the LOTTE Group and external customers, overseeing project schedules, cost and fee calculation, and communications work with project clients.

The team members also conduct information collection and analysis, and draft technical proposals for external clients. Through such “sales” activities, they work to facilitate contracts for projects within and outside the LOTTE Group.
